According to estate agencies and listings, the average price per square metre in Bishkek at the start of September 2026 reached $1,380, or about 120,700 som. Year-on-year growth is 9%, above inflation (5.8%) but slower than in 2024, when prices rose 15–18%.

Prices by district

  • Centre (Golden Square, Asanbai): $1,900–2,400 per m², business-class new builds up to $2,800.
  • Southern microdistricts (Jal, Kok-Jar, Tunguch): $1,350–1,600 per m².
  • East (Alamedin-1, Ak-Orgo, Uchkun): $1,050–1,250 per m².
  • West (Ak-Bosogo, Archa-Beshik, Ala-Too): $950–1,150 per m².
  • Off-plan new builds on the outskirts: from $780 per m².

A 40 m² one-bedroom flat in Jal costs about $58,000 (5.1 million som), a 62 m² two-bedroom in Alamedin about $72,000.

What drives prices

Demand comes mainly from families with SMC mortgages and migrant remittances: according to the NBKR, $1.6 billion arrived in the first half of 2026, and a large share goes into housing. The second factor is a shortage of plots in the centre and a 7% annual rise in building material costs.

Flats in 1970s panel buildings on the ground and top floors are getting cheaper: buyers prefer new builds with lifts and parking, and banks are reluctant to lend on buildings older than 40 years.

Forecast and advice

Analysts expect prices to rise 6–8% by the end of 2026. If you plan to buy with a mortgage, calculate the payment in advance: at a price of 5 million som, 20% down and 15% for 15 years, the payment is about 56,000 som.
