Don't forget the tax deduction: the Kyrgyz Tax Code lets you reclaim income tax on mortgage interest — up to KGS 230,000 a year. Ask your bank for a certificate of interest paid and file a return via the taxpayer cabinet. On a KGS 45,000 monthly instalment that saves up to KGS 23,000 every year. And before visiting a bank, check your eligibility for Menin Uyum: the difference between 8% and 16% over 20 years is almost double the overpayment.

Find a home
You have 60–90 days to search. Order an appraisal from an accredited valuer and collect the seller's documents.

Sign and register
Agreement at the notary, pledge registration at Gosregister in 3–5 days — and the bank pays the seller.
Eligibility
- Kyrgyz citizenship, age 21+; no older than 65–70 at maturity
- Official income: employer certificate or Social Fund statement via Tunduk, 6+ months at the current job
- Payments on all loans no more than 50% of total family income (co-borrower — spouse or relative)
- Down payment from 5–10% under SMC programmes and from 20–30% at banks
- Positive credit history at the Ishenim bureau — no delinquencies over 30 days in the last 2 years
- Home insurance is mandatory; life and title insurance are optional and lower the rate by 0.5–1 pp
